Senior Property Development Manager, Mid-Kent, £60,000 - £80,000 + package

Due to expansion, our client is looking to recruit a Senior Property Development Manager to oversee the identification, purchase and development of new properties/projects. They already have an impressive property portfolio, however they are looking to grow this by 43% in the next 3-5 years.

Our client invest in projects as part of their long term strategy to build a portfolio of rental properties. They deliver projects that positively impact their surroundings and communities in the private sector and the hallmark of their approach to investments is our pride in balancing quality projects with commercial returns.

Overview of company

Our client has a number of projects in and around Kent at various stages and are actively seeking to expand their portfolio. Key to their projects is the regeneration of old and dis-used sites where our projects can reignite vitality and enhance local surroundings. Your involvement will be key to the company's continued success.

The Job

  • Management of development projects from inception through to completion
  • Leading consultant teams through the purchase, planning, development, delivery, marketing and leasing of sites
  • Site identification for commercial development with good market awareness
  • Undertaking feasibility and viability appraisals and brokering land deals
  • Risk management
  • Managing Development Agreements and funding agreements
  • Preparing Development Briefs, assisting in the preparation of Business plans, programmes, reporting and funding requests
  • Overseeing design, planning applications and Section 106 and 278 negotiations
  • Overseeing financial analysis, creating development appraisals and profit forecasting
  • Ensuring stringent Health and Safety compliance
  • Taking a high-level view of contracts, construction and procurement processes
  • Leading public consultation events and presenting, where required

The Person:

  • Proven track record of delivering development schemes from initial negotiation, feasibility and planning through delivery to leasing
  • Experience of residential development, ideally with experience of working with existing buildings
  • Must have at least 10 years experience
  • A self-starter, highly motivated, enthusiastic, dedicated and driven to achieve high standards and results
  • A lateral and forward thinker, able to originate and work up ideas and problem solve
  • The ability to assess and understand legal documents including construction contracts, leases, planning and professional appointments
  • Excellent communicator in both verbal and written format; able to facilitate clear, concise and timely communication amongst others
  • Comfortable working autonomously but still working within a collaborative team environment
  • An effective team player who works collaboratively and understands when to ask for help if needed and has an ability to support others
  • A proven ability to work under pressure and in an organised manner
  • Strong skills in negotiation or persuasion; able to maintain a highly ethical approach
  • Professional and courteous manner in doing business and dealing with all contacts inside and outside the organisation
